Ukraine: average price of a hectare of land rises to UAH 70,200 (≈ $1,590), 233,000 hectares sold so far

Ukraine's Ministry of Agrarian Policy and Food said on October 30 that 85,852 land plots totaling 233,000 hectares have been sold in 2026 at an average price of UAH 70,199 (≈ $1,590) per hectare. Since the moratorium was lifted, more than 405,000 plots covering nearly 1.2 million hectares have changed hands in Ukraine.

Key figures

  • Average price: $1,590/ha
  • Sold in 2026: 233,000 ha
  • Plots: 85,852
  • Companies: $2,103/ha
  • Individuals: $1,266/ha
  • Total: nearly 1.2M ha

What changed

From 2021 through 2025, the number and area of plots sold grew every year. In 2026 that growth has paused, but the ministry says market activity has not declined. Minister Taras Vysotskyi called the freedom to buy land and invest in it the foundation for developing agriculture and planning for the long term.

By the numbers

Land sold under purchase and sale agreements:

  • 2021 (from July 1): 27,696 plots, 100,300 ha.
  • 2022: 23,122 plots, 69,200 ha.
  • 2023: 40,850 plots, 114,100 ha.
  • 2024: 106,669 plots, 320,700 ha.
  • 2025: 121,284 plots, 356,500 ha.
  • 2026: 85,852 plots, 233,000 ha.

Who is buying and where it costs more

Legal entities bought 32,968 plots covering 90,100 ha at an average price of UAH 92,862 (≈ $2,103) per hectare, and individuals bought 52,393 plots covering 142,900 ha at UAH 55,914 (≈ $1,266). The most land was sold in Poltava Oblast — 23,200 ha, followed by Odesa — 22,800, Kirovohrad — 18,800, Vinnytsia — 18,200 and Chernihiv — 17,400 ha. The highest average prices are in Ivano-Frankivsk Oblast: UAH 145,275 (≈ $3,290), Lviv: UAH 133,783 (≈ $3,030), Ternopil: UAH 117,243 (≈ $2,655), Vinnytsia: UAH 102,551 (≈ $2,320) and Poltava: UAH 100,052 (≈ $2,265).

What it means for buyers

Buying land is a long-term investment that is usually planned together with machinery costs: new acreage needs a combine, sprayer and header of the right width. The average price per hectare in Ivano-Frankivsk Oblast is about twice the national average, so the budget per hectare depends heavily on the region, and it makes sense to work out the land and machinery estimate for a specific oblast.
